Objections are mounting again over the redevelopment of a former pub at a busy Bradford junction following the resubmission of a planning application.
Many residents in the area are concerned about the plans for the Junction Inn in Bolton Road as their objections to the original application will also need to be resubmitted to Bradford Council.
Initial plans drew dozens of comments from those living nearby concerned about a lack of parking at the proposed shop. They were also concerned about much of the conversion work having already been completed prior to the first application being submitted.
But the application was withdrawn and quickly followed by the revised application, although objectors claim it is identical.
The plans include maintaining the second floor of the Victorian building as residential, but to turn the ground floor into a retail unit under permitted development rights.
Both applications have sought permission to enlarge the existing window openings and provide steel shutters, which will need to be internally-boxed to satisfy Council rules.
One objector said: “The concern is that this cancellation and swift resubmission of an application is seen by unscrupulous planners as a way to circumvent the planning process and effectively sneak applications through, ignoring local opinion.”
Ward Councillor David Gray (Lib Dem, Bolton and Undercliffe ), said he was concerned about the situation and was encouraging those who objected before, to do so again.
He added that he would ask the Council to determine the matter at the planning panel and was asking for highways officers to get involved.
Stephen Fisher, acting as agent for the bid, previously told the T&A that work had been put on hold as soon as the builders were informed that planning permission was required for some elements of the redevelopment.
