An extension is being planned to a Bradford industrial estate where more than 60 jobs have been created.
The Yorkshire Enterprise Group is planning the extension on its Enterprise Court industrial estate on Prince Street, of Tong Street.
The estate has been developed on what was a semi-derelict site where there was dumped land fill and evidence of past mining activity.
The first two phases of the development have brought the site back into use with 42,000 sq ft of factory floorspace now occupied by ten small companies.
The success of the scheme has led to the plans announced today for a third phase.
Peter Claydon, commercial director at Yorkshire Enterprise Group, said: "When we first started thinking about building small factory units in Bradford there was some scepticism as to whether there would be sufficient demand for the accommodation provided.
"In the event we pitched the sizes of units offered about right and we had excellent support from our letting agents in Eddisons Commercial and Carter and Co.
"The result was that the earlier phases of the development were let quicker than we had expected.
"With this positive experience behind us the opportunity to acquire land adjacent to our site prompted thoughts about a third phase development.
"With support from Bradford Council and the Bradford Partnership, we put in a bid for a European grant late year to underpin the costs of preparing the site and development.
"That bit was successful so we have gone ahead and appointed a Bradford-based contractor, Stainforth Construction, to carry out the building works.
"We expect the third phase to kick off in the second half of this year. One important benefit will be another 8,000 sq ft of factory floorspace for Bradford's small business community.
The latest development will push investment in the Enterprise Court Bradford scheme to well over £2 million. This latest round of works will be project managed by the Rushbond Group, an established property developer responsible for a string of successful brownfield site and property refurbishment schemes in the Yorkshire and Humber region.
The Yorkshire Enterprise Group provides investment, consultancy and property development services in support of the small business community.
The Group is responsible for managing a number of schemes in Bradford and elsewhere that are part funded by the European Community European Regional Development Fund.
