NEW housing on a former builder’s yard would be “out of context” and “overdevelopment” – according to planning officers.

The plans to build six homes on Chelmsford Yard, off Chelmsford Terrace in Barkerend have been refused by Bradford Council, with planners saying the new mini estate would be cramped.

The application, by Aimen Hamayel, said the development would “renovate the existing old works building on the land and incorporate an extension to create a terrace of six new cottages.” 

“The existing building holds historical significance and contributes to the local heritage.”

It points out that the site has been damaged by fire in the past.

But planning officers raised concerns about how six homes, each with two off street parking spaces, would fit into the small site.

Refusing the development, planners said: “The proposed scheme due to its design, layout size and scale would create cramped appearance which is considered to be overdevelopment of the site that would appear out of context with the character of the locality.

“The scheme introduces a large amount of parking spaces located directly to the rear garden and rear elevations 7 and 13 Chelmsford Terrace would create an excessive amount of vehicular movements and noise disturbance that would lead to a significant detrimental impact upon the residential amenities of those properties.”
