A RIVERFRONT development opportunity – with planning permission for 100 apartments, a gym, and a rooftop terrace - is being marketed.
The 1.18-acre site is near Brighouse town centre, at the junction of Birds Royd Lane and the A641 Huddersfield Road.
Offers are being invited by Bradford-based Mark Brearley & Company.
The brochure for Princess Works says: “The site has substantial frontage to the River Calder.
“The site has been fully cleared with the exception of a number of small buildings, however, these will be cleared by the vendor prior to a sale of the property.”
It is also said to have “excellent pedestrian accessibility into the town centre”.
It adds: “The property benefits from a detailed and extant planning permission for 100 apartments, within three blocks extending over two, three, and four levels.
“The scheme suggests 100 one and two-bedroom apartments with associated under-croft and surface parking spaces, communal cycle and refuse storage, gym, and rooftop terracing.
“The proposed layout follows a linear form following the line of the River Calder.
“Set at the bottom of the steep slope from Birds Royd Lane the linear block is stepped along its length to respond to the surrounding buildings.”
It adds: “The proposed residential scheme at Princess Works is inspired by the imposing Mill Royd Island across the river which has elements of new build complimenting the existing stone mill.”
