THE final piece of plans to redevelop a former water treatment works site near the M606 and M62 looks set to be approved.
Outline plans for the remaining section of Yorkshire Water’s old North Bierley site were lodged around 16 months ago.
The scheme from Keyland Developments, the property trading arm of Kelda Group and sister company to Yorkshire Water, involves building a development of around 130,000 sq ft of industrial units on the edge of Bradford site.

This section of land had initially been safeguarded from development due to the land being needed as part of a potential M62/M606 new link road, but National Highways confirmed the scheme is not included in its latest strategic plans which run until 2030.
A report to the meeting states: “The site is an employment allocation, where employment generating uses such as that proposed are to be welcomed in principle.
“While the proposal falls within land safeguarded at the time the Local Plan was drafted, the reason for safeguarding is no longer present. Therefore, there are no principle concerns over the proposal.
“The application is outline with all matters reserved. Nonetheless due regard has been given to the proposal’s material planning impacts, such as upon local ecology, highways, and drainage, and consideration of whether any prohibitive reasons would prevent acceptable details coming forward at reserved matters stage.
“No issues have been identified and the proposal is deemed to comply with the relevant local and national policies.”
The plans are due before Kirklees Council’s strategic planning committee on March 2, and are being recommended for approval, subject to a legal agreement being signed.
This would include traffic monitoring and £30,000 towards potential traffic management schemes at Cliff Hollins Lane and Mill Carr Hill Road, as well as £15,000 for travel plan monitoring.
Keyland sold a large part of the site to developer Opus North in 2019, with the firm creating an industrial park on site called Interchange 26. According to the firm’s website, its three new-build units are to let, available from the first quarter of 2023, ranging in size from 40,000 to 100,000 sq ft.
Opus North also sold a section of the site to Tungsten Properties, which has been building a logistics warehouse on a southern section of the site. Called Super B, the 230,000 sq ft warehouse sits within the Interchange 26 manufacturing and logistics park, and according to the firm’s website, completion was due in the third quarter of 2022.
