A DISUSED village pub could be turned into shops and a café, if the latest plans for the site get the go ahead.

The application for the Old Saw Inn at Spen Lane in Gomersal would see a small extension to the existing buildings, in order to create small shop units. A café would also be created, as well as a first floor flat.

The scheme, from Ryan Parkinson, describes how the old pub has been redundant for a number of years, along with the flat and café unit, which are also empty and out of use.

In a design and access statement accompanying the plans to Kirklees Council, it states: “There are also existing walls which used to form garages, unfortunately due to the building being in disrepair the roof became dangerous and was removed.”

It adds: “The proposal is to convert the existing redundant pub into small shop units, a small café/takeaway unit and a first floor flat.

“We are proposing a small extension to enable the shops to be created and also the inclusion of a new flat roof to the existing garage area.”

The statement goes on to say that an existing parking area would be used by users of the shops and a parking space would also be created for the occupier of the flat.

At this stage, the exact use of the shops is not yet known, but it is expected that the plans will create both full and part-time jobs once complete, as well as temporary jobs during the construction process.

It also details how the existing access via Spen Lane would continue under the latest plans.

In terms of size, the plans would add 35 cubic metres to the volume of the existing building through the addition of a small extension to form the shop unit fronts.

The statement adds: “The layout was considered to be the best layout not only to provide my client with a viable scheme but also to suit the location and area of the proposal.”

The project would take inspiration from the host building, with rendered walls to match the existing.

A bid was made in 2019 to partially demolish the pub in order to convert the remainder into a pair of semi-detached homes.

The scheme by Northern Club Developments would have also seen a detached three-bedroom house being built in the car park.

The application was later withdrawn.
