DETAILED plans have been lodged to develop a high spec logistics warehouse between the M62 and M606 near Bradford.
Tungsten Properties has offered a first glimpse of its "Super B" development of a 230,000 sq ft unit at the new Interchange 26 development at Cleckheaton.
The firm only announced last month that it had bought part of the planned industrial park site from developer Opus North for £7.07 million.
Now the company, which is one of the UK’s leading mid-box industrial and warehouse developers, has submitted reserved matters plans to Kirklees Council and has begun promoting the site to potential tenants.
CGIs show how the facility will look how it will fit in with the first phase of development of the rest of site by Opus North.
The plans themselves indicate that a industrial unit with integrated offices will be built and there will be parking for 191 vehicles.
The site will be accessed off a new highway approved as part of the Opus North outline planning permission for the entire site.
In a design and access statement it adds: "The design, construction, materiality and colour palette of the building has been carefully considered to ensure that the scheme is both high quality in its appearance and contextually appropriate to its industrial/rural setting and location.
"A mixture of flat panel cladding and profiled cladding will deliver a contemporary finish to the scheme. Colours and orientation of cladding have also been carefully considered to add interest to the elevations.
"Feature glazed corners and flashing detailing around the office element of the scheme will enhance the design of each unit and create focal point. The glazing provides a contemporary and attractive focal point to each building.
"All materials chosen for construction and finishes will combine to create a positive and pleasing environment which will be of benefit to the surrounding area. New boundary treatments are proposed to ensure the site and service yards are secure and safe."
In announcing its recent purchase of around a fifth of the site, Tungsten Properties said that it aims to begin construction of its "Super B” development in the first quarter of 2021. The speculative development is expected to be completed by summer 2021.
The site itself is at the intersection of the M62 and M606 and Opus North is preparing to start development on Phase 1 of the park, with a 100,000 sq ft unit and a 50,000 sq ft unit.

Working with Savills we have noticed an opportunity in West Yorkshire where there has been a long-standing shortage of high-quality industrial space and, combined with the strong level of demand from occupiers, we believe this asset will generate significant interest.”
The target date for a decision on the plans by the Council is September 15.
