House prices dropped slightly in Bradford in October, new figures show.

But the drop does not reverse the longer-term trend, which has seen property prices in the area achieve 0.5% annual growth.

The average Bradford house price in October was £139,303, Land Registry figures show – a 0.5% decrease on September.

Over the month, the picture was worse than that across Yorkshire and The Humber, where prices increased 0.9% , and Bradford outperformed the 0.7% drop for the UK as a whole.

Over the last year, the average sale price of property in Bradford rose by £670 – putting the area 16th among Yorkshire and The Humber’s 21 local authorities for annual growth.

The best annual growth in the region was in Selby, where properties increased on average by 6.4%, to £209,000. At the other end of the scale, properties in Hambleton dropped 2.0% in value, giving an average price of £231,000.

Winners and Losers

Owners of flats fared worst in Bradford in October – they dropped 1.9% in price, to £98,844 on average . Over the last year, prices dropped by 1.9%.

  • Detached: down 0.5% monthly; up 0.7% annually; £247,965 average
  • Semi-detached: down 0.2% monthly; up 1% annually; £147,091 average
  • Terraced: down 0.5% monthly; up 0.5% annually; £114,278 average

First-time buyers in Bradford spent an average of £ 124,340 on their property – £370 more than a year ago, and £17,370 more than in October 2014.

By comparison, former owner-occupiers paid £ 149,740 on average in October – 20.4% more than first-time buyers.

How do property prices in Bradford compare?

Buyers paid 16.5% less than the average price in Yorkshire and The Humber (£167,000) in October for a property in Bradford. Across Yorkshire and The Humber, property prices are low compared to those across the UK, where the average cost £233,000.

The most expensive properties in Yorkshire and The Humber were in Harrogate – £301,000 on average, and 2.2 times as much as in Bradford. Harrogate properties cost 2.6 times as much as homes in Hull (£116,000 average), at the other end of the scale.

The highest property prices across the UK were in Kensington and Chelsea, where the average October sale price of £1.2 million could buy 14 properties in Burnley (average £87,000).
