A planning appeal over plans for four detached homes in Shelf has been turned down.
The initial outline application to Calderdale Council was made for the land at Stanage Lane in 2005 and was refused a year ago.
A planning inspector was called in and has now dismissed the appeal because of highway safety and the impact the development would have on a hedgerow.
The inspector, Ian Jenkins, highlighted poor sightlines from the driveway of one plot. He said: "The proposed access arrangements would have a material detrimental effect on highway safety and the imposition of reasonable conditions would not overcome this harm."
He also said that plans to reduce a well-established hawthorn hedge along one edge of the site to bring light into the back of the properties could threaten the hedgerow's "future survival" and would "harm the character and appearance of the surroundings".
