There’s a lot more to Latham Cottage than first meets the eye.
Set in a semi-rural location in one of the most sought-after areas in Gomersal, this delightful contemporary-style dormer detached bungalow has been in the current owners’ family for about 40 years and offers versatile and spacious accommodation, lawned gardens, together with a good-sized field, three stables and a tack room, plus two barns and plenty of other storage.
All that, and Oakwell Hall Country Park nearby, which is great for riding.
“It's an ideal place to have horses. All you have to do is get out of bed and walk out of the door.
“My mum, and dad had the house built, and we have lived here for the past 11 years, together with our two cats and two dogs.
“Since we have lived there we have had an electric gate fitted, along with double glazed windows and french doors.
“We have knocked the kitchen and dining room into one big room, had a new oak kitchen fitted, with central island hob and breakfast bar, with granite work-tops and all fitted appliances.
“They also had a porch built at the front of the house and had an en-suite bathroom fitted in one of the bedrooms.
“Recently we changed one of the rooms from a pool room to another bedroom with en-suite, making it a four bedroom home which we thought would be more useful to a prospective buyer. And we’ve also had another garage built.”
It certainly should appeal to a family. The garden extends to 40m, overlooking fields, so it’s ideal for children, and the multitude of rooms in the house, including the four bedrooms, two bathroom and 23ft wide living room should really appeal.
The sizeable ground floor includes the modern kitchen, utility room, family room, bathroom, three bedrooms, as well as the open-plan lounge with dining room, and a first floor bedroom with dressing area and bathroom.
In addition, there is an impressive and spacious entrance hall which could be used for further living accommodation.
“I think my favourite room in the house is the kitchen. We have a big corner sofa so it’s ideal for spending time with the dogs. We do like to go into the lounge but don’t spend as much time in there because the dogs are not allowed in.”
The gardens which surround the house are nice and private round the back with an apple tree and blossom tree and a delightful decked area overlooking the lawned garden with mature trees and semi-rural views.
“When we are at home we like to sit in the garden.
“We have planted shrubs and plants but I’m sure it could look even better if a keen gardener lived here. The great thing with the bungalow is that it has the big garden but it is also separate from the yard and stable area.
The land is also useful if you want to learn to drive. My dad bought my daughter a little old Mini so she could go in the field and learn to drive.
“Our two dogs thought it was a great idea so they would jump straight in the car. The Rottweiler would get in the back seat and our other dog in the front seat. They would spend ages driving round the field – but they didn’t get a lot of exercise!
“One of the best things about living here is the privacy, we look out onto fields from most aspects.
“I think the house could appeal to a wide variety of people.
“It would be ideal for a family, particularly if they want horse and/or animals.
“ It would also be ideal for somebody who has their own business, due to the large yard and buildings.
“We will really miss the privacy and the feeling of living it the country whilst only been a few miles from central locations.” with en-suite, making it a four bedroom home which we thought would be more useful to a prospective buyer. And we’ve also had another garage built.”
